Do you need a permit?
- The City of Barrie says you need a building permit to construct or demolish an accessory structure (for example a garage, gazebo or deck) greater than 10 m² (108 ft²). City of Barrie
- A standalone building under 10 m² (108 ft²) with no plumbing does not need a permit. City of Barrie
What drawings and documents the City asks for
- The online permit application, the Schedule 1: Designer Information form, and proof of compliance with applicable law (Applicable Law Checklist). A Property Owner Consent letter is needed if you are not the owner. Barrie accessory structure checklist
- A site plan to scale showing property lines, fronting street(s), the driveway and its width for garages to the rear yard, existing decks, sheds and pools, the proposed building with its length, width and area, side and rear yard setbacks, the distance to the house, and any service trench.
- A cross section to scale showing the foundation, wall framing, roof structure, roof slope, anchorage of walls to the foundation, and siding.
- A plan view to scale showing foundation length and width, roof overhangs, direction of roof framing, door and window locations and sizes, structural members, lintels and beams, any services, and any attic.
Height, slab size, setbacks and coverage
- The Barrie checklist lists a maximum height of 4 metres from grade to the midpoint of the roof, and a maximum size of 55 m² for the slab-on-grade foundation option. Barrie checklist
